We are not a property management company but we do recommend the services of a local Florida company that we work closely with and generate bookings for their portfolio of managed homes.

Whether you are a first time buyer embarking on your first Florida home adventure or a seasoned and perhaps disillusioned home owner looking to change your existing management company you will find that we will come as a breath of fresh air!

We do not apologize for this rather lengthy introduction to our services!
Unlike most of our competitors we wanted to give you lots of information about us and our services right from the start!
This is how we do business! Nothing hidden, No bull, just honest good old fashioned service with all our cards on the table right from the start, including our prices!

We have nothing to hide! So please take a read through the following information. It will probably answer many of the questions that you will have and if it doesn't then feel free to ask away! We are happy to help!

Our company has both American and British partners so we have a good understanding of our home owners from both sides of the pond!
We also have Sapnish speaking staff which is invaluable when dealing with our South American guests.

We are currently seeking further quality homes to satisfy the increase in rental enquiries that we have been receiving

We fully understand that this is a very competitive industry in the Central Florida area and fully appreciate that we have to devote ourselves to our business, our guests and our home owners in order to thrive.
We therefore base our fundemental policies on honesty, openness and integrity.
We have a fairly simple contract with our home owners stating clearly each party's responsibilities, written in a way that everyone can understand. No sneaky clauses, no long term commitment, if you are not happy with our services then simply give us 30 days notice with no penalties or charges and you are free to go!

Forward thinking company

We have the latest state of the art software and reservation system. Guests can book a home and make payments directly on line from our website with just a few clicks. Home owners can also log on and enter their own bookings on the system, view statements etc.
Homes are listed on multiple websites to increase the probability of someone viewing and booking your home.
We regularly attend local seminars which are run by the tax and licensing authorities to ensure that we are fully compliant with current regulations and remain in good standing with them. We find that by doing so they can be very helpful when we do have an owner that has a problem that needs to be resolved.
We even employ the services of a retired tax inspector to assist with licensing and sales / tourist taxes. She has proved to be a very useful ally to have in cases where we need to get any issues for home owners resolved!

We care about the detail!

We only manage homes in the Disney area and we know all of our individual home owners personally and many have been friends as well as "business partners" for many years.
You are never just a number with us! We treat owners personal guests as if they were our own, it makes no difference to us who placed the booking. A guest is a guest!
Having this personal relationship means that we know each home intimately and can provide a much more personal service for our owners and guests. This in turn leads to many repeat guests, some have been using our homes for their vacations and business trips for many years.

Honestyfrom the start! We tell it like it is!

Many other companies will promise what ever they think that you want to hear just to get you on their books for management. We will answer any questions that you have with honestly, openness and integrity. Often the answer you hear will not be the one you had hoped for but we want to start off as we mean to go on with no hidden or misleading statements or claims, promises that cannot be fulfilled, unrealistic claims of rental returns etc.
We will supply you with details of the services we offer and what is and also what isn't included in the price. We strongly believe that this is the best policy because this way everyone is aware of their obligations and responsibilities right from the start.
Chances are you have probably been approached in the past by other management companies and have received similar proposals but how many of them have been so up front and open with you right from the very start? What do they have to hide? Many will dress up their services with fancy names such as "butler service" etc but at the end of the day it is property management, pure and simple, no need to give it a fancy name to justify excessive charges!
You may find that some companies charges may appear lower (not too many) but please be aware that you will more than likely be charged for lots of ongoing repairs so that they can make up the difference! A common example of this is charging home owners each time a trip is made to their home to turn off or on the pool heat! This is often a "sneaky" charge that is applied.

Two way partnership

We like to think of our relationship with our home owners as a two way partnership with both the owners and ourselves aiming to achieve the same goals.
We understand that home owners wishes differ in many respects. For example some owners like to spend their time in the home carrying out repairs, upgrades and decorating etc whilst others simply want to leave all that to us. Some want to attain maximum rental traffic through the home, some want just a miniman amount and some don't want any at all. We are happy to work with all of our home owners to meet their particular requirements.

Types and choices of management companies

There are many management companies in the area but very few actually invest any time or money in advertising or promoting the homes that they manage. Many will tell you that "We don't get into the rental side of things" and most will promise "We will put you on our website" Those of you that have your own website will by now know that the chances of a potential guest actually scoring a direct hit on your website are very very slim indeed! Just do a Google search for Florida villas or similar popular search phrase and you will see how many pages of websites come up!
At the other end of the scale you may have come across the companies that offer a "guaranteed rental income" these are companies that say they will "guarantee" you a certain number of weeks or revenue in a year. This of course seems very appealling to home owners. What you have to consider is that the bookings that they will place in your home are sourced through major tour operators and companies like hotelbeds.com who will pay a very low rate indeed for the home. Often your own use of the home or the ability to place your own bookings is severely restricted as well.
They will book mostly the peak periods that you would probably be able to book yourself anyway at a higher rate.
Typically any income derived from the "guaranteed income" type of companies is rapidly swallowed up with additional maintainance and repair costs. Please also be aware that in the last couple of years some of the large tour operators went bust which had a snowball effect causing the management companies that supplied them homes to also go under and many home owners and guests ended up seriously out of pocket.
We like to consider ourselves somehwere in the middle.
We pay to advertise our owners homes on the best advertising websites and are constantly trying new ones to further promote our owners homes.
This ensures a steady stream of quality enquiries and most importantlt at a fair price!
We do deal with some travel agent bookings and other trusted management companies, we also have a network of home based booking agents.
This results in our owners homes obtaining a good mix of enquiries and bookings from various sources.
We have many repeat guests that come back year after year to our homes. This is something that you don't get with tour operator bookings.
For owners who wish to maximize the rentals in their homes we do not make any rash or exggerated promises. We do however work extremely hard at obtaining bookings for the owners that require them.
Over the last 12 months we have invested a considerable sum in obtaing good search engine optimization results and numbers of visitors to our website is growing all the time.
We have set up a network of booking agents who book our homes exclusively. We also increased our advertising budget for the year. All of this resulted last year in our company having the best year for rentals ever, despite the worldwide recession!
There are of course many management companies in the area to choose from and making the right decision is crucial.
The final choice of course will be made by you. There is not much to choose from regarding cost of services between different management companies in the area, they are all pretty much about the same. In fact the industry is so competitive that management costs have hardly changed for quite a few years!!
We do not restrict the amount of use that you have of your home or the amount of bookings that you want to put into the home yourself. In fact we actively encourage it! And of course the more bookings you place yourself the better for you, there is no commissions payable for owner bookings!

We never forget that this is your home, not ours!

We can arrange for all kinds of other services to your home through our own in house team or through our trusted network of sub contractors.
Here is a list of services we can offer; House painting, Pressure washing, Tiling, Blind installation and repair, Interior design, furniture packages and upgrades, Plumbing and Electrical service, Pool leak detection and repair, Pool equipment and heater replacement and repair. Air conditioning service and repair, Pool screen replacement, Locksmith services, General handyman services, Games room installations, Carpentry services, Carpet cleaning, Tree trimming service.
The list goes on. If you need it we can probably do it or arrange it!
We endeavour to use our own workforce where possible to carry out repairs. This helps to keep the costs down for our home owners. On occassions when we have to use contractors we will only use those that are fully licensed and that we have previously used or have been recommended to us.

What is the monthly costs of our management services for vacation homes?

Monthly management fee for villas with swimming pool $125.00

Monthly management fee for condos and townhomes $85.00

Monthly fee for swimming pool service $90.00

Monthly fee for lawn service $90.00

Monthly fee for pest control service $25.00

Some of the above services may be included in your home owners association fees. In those cases simply deduct the cost of that service.
We can mix and match any of the above services. For example if you have your own lawn guy that you wanted to continue using then that is fine.
However in such cases we cannot accept any responsibility for the actions or quality of work carried out by third party contractore employed by the home owner.

So that gives you a bit of an insight as to who we are, what we do and how much we charge.
